Oh, forgot the bounce test for the transom.
With the motor tilted about 45*, look to see how much (if any) the transom moves. This will indicate if research is needed to replace the assend of the boat.
To most people this is not an insurmountable issue but will add greatly to the amount of work needed to perform to the boat.
Simply rock or bounce the motor to see the movement of the rear. This may range from bouncing to gyrating of the motor. Any flexing of the transom is not good.
Wish I had better discriptions of this, an easy way is if the motor bolts are able to keep being tightened by collapsing the transom.

Alright next time we look at the boat I'll remember that. I know that the owner before our friend had it had the edge of the transom capped in aluminum. Also am I looking at replacing the whole floor or patching which would be easier. We know its going to be a project boat just trying to see how much project. lol

N, i had to replace my deck from the cuddy bulkhead back to the fish box from gunnell to gunnell. it really was not that bad a job. i think the cabin overhead would be more difficult. definately check out the transom, if all three have issues, i would reconsider
