The 2 step teak cleaner is the way to go, and it helps to use a pressure washer. You need to be very careful, however, with the pressure washer so as to not damage the wood. I like to use a product called Sikkens Cetol marine finish. It is pretty expensive, about $35 a quart, but a quart goes a long way. It takes 3 coats initially, but the Cetol will last MUCH longer than teak oil or varnish. I have had it last several years without needing anything, and then just needing a light sanding and another coat. Cetol comes in several formulas. I have always used the original formula (just because that is what I started with), but they have a natural teak formula now that looks really good. The original formula has a slightly orange cast to it.
