lost my shop

so goes the risk of sub leasing from a lying bastard, I'm having to move all my crap out by the end of December. It could have been worse, the owner of the property gave me a heads up a couple weeks ago(I worked on his boat once apon a time) so I should have plenty of time getting my crap out. It just sucks loosing a good shop. I'm looking for space now, but its all pretty high priced and very little of it sutable for working on boats. BTW, all of ya'll that were thinking about parking your boats at my shop for the get together, sorry?

Sorry to hear that bud... Hope you find a good one asap.

That really stinks. It's normal to judge other people by our own standards - you're a generous honorable guy so it's not a surprise that you trusted a guy who turned out to be a lying SOB. I had a similar experience not long ago.

Ask around - anyone who knows you respects you and they'll want to help. My prayers for a good deal.

bradford 11-08-2015 03:54 AM

Hate to hear that Spare.

the daydreamer 11-08-2015 07:36 AM

if you need a hand moving let me know

macojoe 11-08-2015 08:53 AM

Sorry to hear Spare!!!

Destroyer 11-08-2015 06:33 PM

Spare, I'm retired with time on my hands. I don't think my wife would really miss me for a couple of days. (LOL She'd probably pay you) If you need some labor let me know.

spareparts 11-08-2015 09:05 PM

Destoryer, you're welcome anytime, as a guest. That goes for all of yall, anytime ya'll want to head down this way, I'll roll out the carpet I've got labor, just need a roof. Destoyer, you can come visit anytine, I'll just have to keep you away from my father in law, ya'll start telling old sea storys and I'll never get any work done

RidgeRunner 11-09-2015 09:49 AM

You'll land on your feet. Hard work and perseverance wins the day. It sucks to have to move anything, anytime, anywhere. Wait until you discover what you forgot you even had. Time to clean shop!!! I need something just short of eviction to get my arse in gear down here. I just cannot get motivated.

Blue_Runner 11-09-2015 02:57 PM

Good luck Spare, it will work out and be even better than before. I'm sure of it.

Pipe_Dream 11-10-2015 02:45 PM

Sorry to hear this. Adding my hopes to the others that you'll find another place soon.

willy 11-10-2015 06:12 PM

You will find it my friend, your not the kind to lay back. A little prayer out to you

randlemanboater 11-19-2015 02:51 PM

That stinks!

How big of a place are you looking for? What kind of budget are you shooting for?

scook 11-19-2015 04:09 PM

Hey Randleman - if Spare's in your jurisdiction and a good shop, you can raid it and lock up the occupants (they're probably terrorists anyway) and problem solved. I don't have my real estate license for nothin':news:

randlemanboater 11-19-2015 04:45 PM

I don't have much pull down there.

spareparts 11-19-2015 06:58 PM

yeah, thats a bunch more than "just a couple counties over". i'm looking with the guys I was splitting the shop with, we're budgeting $.40/sq ft/month. Cant afford much more than that. Weve got one place right now that looks promising. Its not anything I would pick out if I haad the time, but its the only thing open right now that will work

lumberslinger178 11-19-2015 08:04 PM

Spare If we Build it They Will Come !!

Am still kicking in my six car body shop for the last 38 years. One thing I found is that whatever situation pops up it ends for the best. Why?
Because self employed people have what it takes.Just follow your thoughts and you will survive. Best of luck and God Bless.

commercial property has gone crazy down here. i have a rental house on a city lot that i rent for 500 a month. it's zoned light/industrial. realter was telling me i could tear down the house ,put up a pole barn and a small office w a half bath and get 1500-1800 a month.

scook 11-20-2015 07:06 PM

It's a great idea if you come out ahead after demolition (including asbestos abatement/environmental costs): permit fees (including systems development fees, e.g. traffic impact, schools, parks, etc.); costs of construction and financing charges/interest. You may happily be in a jurisdiction that doesn't hose you like the Peoples Republic of Portland in Oregon on the left coast but you'll still want to look into the fees they'll extract from you for the change of occupancy type.

I just bid a dental office build-out that's changing around 1500 sq ft from office to dental/medical office and the SDC's in Portland were $25,300.00 and another $10,000+ for the actual permit fees.

Good luck, but watch out for the government.

phatdaddy 11-21-2015 07:29 PM

probably right scook, it's never easy as it sounds.

that's the reason existing property has gone up so much. lotta stuff getting grandfathered in. ADA facilities, retention ponds, larger setbacks, landscaping codes, etc.
