lost my shop
so goes the risk of sub leasing from a lying bastard, I'm having to move all my crap out by the end of December. It could have been worse, the owner of the property gave me a heads up a couple weeks ago(I worked on his boat once apon a time) so I should have plenty of time getting my crap out. It just sucks loosing a good shop. I'm looking for space now, but its all pretty high priced and very little of it sutable for working on boats. BTW, all of ya'll that were thinking about parking your boats at my shop for the get together, sorry?

You'll land on your feet. Hard work and perseverance wins the day. It sucks to have to move anything, anytime, anywhere. Wait until you discover what you forgot you even had. Time to clean shop!!! I need something just short of eviction to get my arse in gear down here. I just cannot get motivated.

Hey Randleman - if Spare's in your jurisdiction and a good shop, you can raid it and lock up the occupants (they're probably terrorists anyway) and problem solved. I don't have my real estate license for nothin':news:

yeah, thats a bunch more than "just a couple counties over". i'm looking with the guys I was splitting the shop with, we're budgeting $.40/sq ft/month. Cant afford much more than that. Weve got one place right now that looks promising. Its not anything I would pick out if I haad the time, but its the only thing open right now that will work

Am still kicking in my six car body shop for the last 38 years. One thing I found is that whatever situation pops up it ends for the best. Why?

commercial property has gone crazy down here. i have a rental house on a city lot that i rent for 500 a month. it's zoned light/industrial. realter was telling me i could tear down the house ,put up a pole barn and a small office w a half bath and get 1500-1800 a month.

It's a great idea if you come out ahead after demolition (including asbestos abatement/environmental costs): permit fees (including systems development fees, e.g. traffic impact, schools, parks, etc.); costs of construction and financing charges/interest. You may happily be in a jurisdiction that doesn't hose you like the Peoples Republic of Portland in Oregon on the left coast but you'll still want to look into the fees they'll extract from you for the change of occupancy type.
I just bid a dental office build-out that's changing around 1500 sq ft from office to dental/medical office and the SDC's in Portland were $25,300.00 and another $10,000+ for the actual permit fees. Good luck, but watch out for the government. |
probably right scook, it's never easy as it sounds.
that's the reason existing property has gone up so much. lotta stuff getting grandfathered in. ADA facilities, retention ponds, larger setbacks,landscaping codes, etc. |
I keep forgetting to mention I moved into another shop right before Christmas. Its not what I wanted, but it will work for a while. More room insife, a whole lot less outside. More money as well/ Been busy trying to get back orginized
